Zillow is a popular real estate website that uses public records to estimate the value of homes. However, in Utah they have a problem: Utah is a non-disclosure state. That means home owners are not required  to disclose what they purchased their house for. That means Zillow doesn't know what your neighbor's homes sold for, or what you bought your home for. Making their estimates without public records makes Zillow very inaccurate in Utah.

So the question is do they estimate too high or too low. Because it still provides a starting point right? Unfortunately wrong. If their estimates were always high or always low it could still offer some value, but with no information to go on their estimates are all over the place.

For example here are two homes

Knowing when to put your home up for sale is critical in today's market. I keep a close eye on the number of homes for sale in each area and compare those numbers with how many homes go under contract in that area. When there is a high demand, and low inventory, you can get top dollar for your home.

Knowing there is demand in your area will increase the likelihood of selling your home. Utah's Hot spots are the areas that had the highest demand for the month. Economic improvement and recovery start in hot spots and spread to other areas of the valley. Purchasing a home in one of these hot spots will give you a front row seat to economic recovery.

We found out almost 2 years ago that UDOT would undertake a 2-year project to improve transportation along 11400 S.

UDOT announced yesterday that the 11400 South bridge over the Jordan River, at 700 West, is now open. Construction is still underway in some places, but at least one lane will remain open in each direction through the spring. You should still use caution in the area and watch for shifting lanes and construction equipment near the railroad bridge. Speed limits are reduced to 30 mph between 1300 W. and 3600 W.

The total project, which is 98% finished, includes continuing 11400 South from 700 West to 1300 West and widening the road to five lanes (four traffic lanes and a median). They have improved pedestrian structures and added

I was quietly sitting in my office when I heard a loud thud. It was followed shortly afterwards by another thud. I thought one of my employees was knocking, so I got up to see what was going on. The thuds increased in frequency until we were engulfed in a deafening roar as these large hail stones pelted our building. I recorded a few minutes of it on my new VEO phone. The hail stones were larger than a Nickel!

These photos of the hail storm as it made it’s way through Riverton were taken by my sister- in-law:
