The market activity continues to improve! We're now heading into one of the busiest times of the year for home sales. Historically March has a large increase in sales and buyer activity. But we have a few obstacles we didn't have last year.
Activity has been increasing all year. The number of homes being purchased is increasing faster than the number of homes for sale is increasing. Inventory is running out and buyers are fighting over the good homes. If you want to sell your home and still be able to purchase a home at these record interest rates, now is the time to act!

If you live in one of these HOT zip codes, your home may be the pot-of-gold at the end of someone's  rainbow. Contact me quickly while the demand in your area is hot. You can also sign…

You've heard that insanity is doing the exact same thing and expecting different results; so why do we keep doing it? Sometimes we get stuck in a cycle of repeated behaviors because we don't stop long enough to analyze our situation. We panic and the little voice in our head says, "Don't just sit there do something!" So we do something, and it is usually the same thing we've done multiple times before.

Recently, I had a seller come up to me frustrated with their home sale. It sat on the market with another agent for over a year and would not sell. So I asked what they'd been doing to sell the property. Over the course of that year they had dropped the price on the home over $100,000! You'd think dropping the price would be enough right? But it was not…

Such a sad story!  Homeowners who were underwater and behind on their payments were promised a solution that made matters even worse.

A Lawyer approached these struggling home owners with a promise of rescue. The lawyer told these struggling home owners that they had a good case against the bank. It's a lawyer, they must know what they are talking about right? They were told that if they paid the lawyer instead of the bank they would get their home free and clear and not have to pay the bank anymore.

Well, it looks like the promises were unfounded, and the homeowners hardships have increased.

If you are in a similar situation, be very cautious, there are some scary scams out there. If you have questions about short selling your home…

If you have been watching the number of homes on the market, then you saw the trend: inventory has gone down. In fact the active inventory this month is 25% LOWER than last January. That represents the lowest supply of homes in a long time. Supply has definitely gone down!

See supply for other counties here

Another interesting statistic is the recent increase in demand. There are 30% MORE homes under contract than there were last January! Demand is also going up!

What happens when supply is low and demand is high?   We have the ingredients for a hot market. The last time we saw demand come this close to active inventory was back in 2005. Do you remember what happened then? This was…

2012 is off to a great start! Web traffic on real estate websites is up considerably. This means there are more people interested in purchasing homes.   The current inventory of homes available is remarkably low right now! Often times when buyers find a good home they have to compete with many other offers if they want to get the home. This is a great opportunity for home sellers in areas with high demand. How do you know if there will be demand on your house? Check out my Hot Spots where I track rising demand in local markets.

It is also good to follow Hot Spots if you are looking to buy a home. If you know where the demand is you can make educated offers to ensure you get the home you want. It is important to be able to move quickly when you…

Christmas time is coming! Should Santa bring your toys to a new house? If you live in a Hot Spot, you may want to send a "change of address" form to the North Pole.

Hot Spots are the areas and price ranges that are in high demand. This means that if you live in a Hot Spot, NOW is a prime time to sell your home. The inventory of homes available has been low. Historically the inventory drops even lower during the winter months. When inventory is low, homes get more attention. Homes in Hot Spots sell faster, and have a greater chance of getting good money for their home.

The housing market has remained pretty constant for the past few months. You can look at the number of homes sold for the past three years HERE. The inventory is still decreasing and will probably continue to decrease through the winter months. Because the inventory is so low the good properties are getting all of the offers and selling fast.

If you live in one of these areas, the demand for your area is hot. That's why we call these areas HotSpots. This means you have a better chance of selling your home than much of the rest of the inventory out there. Contact me quickly while the demand in your area is hot so we can get things moving.
