My friends nicknamed me Utah Dave in high school because they said it didn't matter where we went in Utah, I would know how to get there and who we needed to talk to. Did you really end up saving? Lets take a look at a couple scenarios.

Sometimes its tough to really know, many times you will never know. Why? Because there rarely is the exact same home for sale at the exact same time as each other listed with different brokerages. But we found some for you to look at. These two homes were on the market at the exact same time and were considered competition as they were exact comparables.

EXAMPLE A: This home was listed with a discount brokerage, and 2 different nation wide traditional brokerages.

We speculated it must be as far back as the 1980′s. It also seems like the demand should be there to buy homes, but where are the buyers? As you can see Salt Lake has hit an all time low for sales. The reason why this has happened is largely due to the loan credit crisis. Loans have changed and many of our clients that bought a home a year or two ago are stuck. They cant buy another home with current loan guidelines. Zillow has become quite popular for many people looking up to see what their home is worth. But is it accurate in Utah?

Utah is a NON disclosure State while other states are Disclosure states. What does this mean?

Many other states have laws that require when someone sells their home that they have to report to the state what the home sold for. This is called a disclosure state. In these states Zillow can pull off information from the state records and come up with a fairly close method of knowing what homes are selling for in that area.
