FHA Loans and the Impact of Purchasing Power and Purchasing Pools

FHA loan limits have increased! The FHA loan limits went from $304,500 to $312,800 in Salt Lake County. What dose this mean to buyers and sellers? If you buy in Salt Lake County with an FHA loan purchase price (typically putting down 3.5%) this makes your ​purchase power increase from last year approximately $8,000.

Something for Sellers to keep in mind: if you list your home for $325,000-$440,000 you are only making your home available to buyers that are able to put 5% down (this price range is above the 3.5% down FHA limit). However;  if you list at $325,000 you then add a plethora of buyers to your purchasing pool by including 5% down buyers AND 3.5% down buyers. SoDa Row's New Electric Car Charging Station

Which Utah Cities Are in the National Top 100?

CNN Money recently published a list of the top 100 cities across the United States. The list focuses on cities with populations from 50,000 - 300,000. The cities are ranked based on economic strength, quality of health care, crime rate, quality of schools, and available activities. Utah came away with 4 cities in the top 100: South Jordan (18), Sandy (51), Orem (55), and St. George (62).

How Was 2009 For Daybreak?

The Associated Press just released an article about the Daybreak community in South Jordan.

The Associated Press reports: “Kennecott’s Daybreak community ranked sixth for 2009 home sales among leading U.S. planned communities.” 365 homes were sold in Daybreak during 2009.

They attribute Daybreak’s success to the homes individually as well as the appeal of the community as a whole: ”Daybreak offers houses with traditional porches, pocket parks, lots of trails and wide-open surrounding spaces.”
