“What? My Home Price went up because I didn’t use an agent?” The buyer’s Ceteris Paribus Paradox!

Recently I had a buyer call our office wanting to see a home. We showed him the home and when it was time to write an offer he expressed that he didn’t want to be represented. When his offer was submitted the bank countered back with a price 3% higher than a buyer who was represented by an agent. What?! Really?! The buyer with no agent was countered 3% higher? Why would this happen?

3 Reasons why prices go up when you don’t have an agent.

Economists have a term called ceteris paribus. This term used to drive me crazy in economics classes. It means that all other factors remain the same. This drove me crazy because they use the term every time they change

Yes you can! Get $8,000 from the government to help buy your new home!

It was announced earlier this week that some changes have been made to the $8,000 Federal Tax Credit. The U.S. Department of Housing and Urban Development gave authorization to allow first-time buyers to use their $8,000 UPFRONT. This means it can be used to cover closing costs, to increase your down payment, or buy down your interest rate.

This first-time homebuyer tax credit started last year to help buyers purchase their first home. More details about the loan itself are available here: $8000 Tax Credit. The original tax credit was more like a government loan that had to be repaid. It was improved earlier this year making it so it does not have to be repaid!

Hidden Real Estate Fees

What do you get from paying real estate fees?

Because of our experience in Real Estate we see a lot of things. Many times we have gone to a closing where the other people were charged a mysterious fee by their agents and brokerages. We have always wondered what this fee is? What is that for? Sometimes the fee is a legal fee mandated by a broker. Other times however, this fee is illegal!

Sometimes the broker or the agent doesn’t even realize that they are charging their clients an illegal fee. They may justify their fee by citing many other brokerages who have it or by claiming that the fee has been around for a long time. The idea that a lot of people are doing something does not make it legal.

The Home Run Grant

The Home Run Grant started March 19th and has been helping people purchase new homes for over a month. As banks become more familiar with the process, it is becoming easier to get this free money. There have been 530 people who have used the free $6,000 so far. 312 of those purchased homes in March and 219 have purchased homes in the first two weeks of April.

South Jordan is leading the way in taking advantage of this grant. The UtahDave team is local so we can find the best properties that qualify for the grant. I am delighted to see the area succeed and want to help it continue to grow. Recently, Kim used the $6,000 grant money to pay her closing costs and move into Daybreak.
