What not to ask when selling your home: "What is my home worth?" or "What will my home appraise for?"  This is not the right way to understand the value of your home. An appraisal is an estimate of value or to put it more simply; one person's opinion of the value of your home. As we all know that opinion is not necessarily fact, it's important to know that there is no such thing as an absolute number that your home is worth

Here's what happened to one seller of mine. The buyer's appraisal of their home came in $70,000 below list price. Yikes! After hiring 3 different appraisers on the same house all 3 came back with very different "opinions" of value. After 2 weeks of convincing the banks, the buyers, and the REALTORS, I was able to sell the home for

The entire model for UtahDave.com - Neighborhood Experts is built on teamwork! How does this work in real estate? Home buyers and home sellers get better service, quicker transactions, and greater satisfaction.

First of all real estate requires individuals to do a variety of tasks, many of which require conflicting skill sets. These tasks vary from sales and marketing, to contracts and market analysis. When your agent is 'in the zone' doing what they're good at, they get you results quickly and effectively. You know that working outside your talents forces you to work harder to accomplish fewer things. So what happens if your agent is forced to do something outside their zone?

LOAN MODIFICATION SCAMS

It is sad that during times of hardship, those who cause harm target the vulnerable.

There are a lot of loan modification scams out there. It is important to remember that not all loan modification programs are scams, and not all loan modification companies are scammers. Loan modifications are very valid in our current market. However, to help you identify the legitimate options from the scammers I have a few characters you should watch out for.

Common Scammers to watch out for:

The Disappearing Hero: “I can help you, and all it costs is a small up-front fee.”

The Disappearing Hero shows up to save you from your financial woes. They sympathize, console, and offer hope. They flex their muscles and boast about their

Agent's are supposed to protect you right?

Recently, I had a home sale ready to close that the other agent almost killed! Everything was going smoothly and we were within days of closing when we received a request from the buyer to close early. Our sellers needed to stay in the home for 2 weeks, so we negotiated an arrangment to satisfy both parties. The buyer’s real estate agent sent an addendum with the terms of the agreement to us and the title company. The contract was so vague that the title company asked me, “What does this addendum mean? It's extremely vague.” To clarify the terms of the agreement I sent an addendum clarifying the terms. In response the agent sent me an email stating, “I’m advising my client to back out of this deal, it is just

"What? My Home Price went up because I didn't use an agent?" The buyer's Ceteris Paribus Paradox!

Recently I had a buyer call our office wanting to see a home. We showed him the home and when it was time to write an offer he expressed that he didn't want to be represented. When his offer was submitted the bank countered back with a price 3% higher than a buyer who was represented by an agent. What?! Really?! The buyer with no agent was countered 3% higher? Why would this happen?

3 Reasons why prices go up when you don't have an agent.

Economists have a term called ceteris paribus. This term used to drive me crazy in economics classes. It means that all other factors remain the same. This drove me crazy because they use the term every time they change one
