Daybreak Community Association to Purchase Daybreak Community Center

Over the last several years there have been many questions in regards to development of the adjacent land to the Daybreak Community Center (DCC). Now that the Daybreak Community Association (HOA) is purchasing the DCC many residents wonder if the land will be used for an outdoor pool as previously discussed.

DCCThe DCC was constructed by Kennecott Land back in 2004 when the community was established. The plan was that as the community matured and the HOA stabalized, then the DCC would transfer from Kennecot Land into the hands of the HOA. There is enough land to build a swimming pool on about a third of the 1 acres site adjacent to the DCC. However; with the repercussions of the recession the plans for a pool were put on hold until the economy recovered. Any future plans to develop that portion of land were also put on hold for the possibility of adding the amenity when financial conditions improved. 

Recently a committee was formed to discuss the viability to move forward with purchasing that land adjacent to the DCC or to continue to rent it. The committee reviewed such matters as the HOA's finances, the current rental agreement, resident input, and an over evaluation of the property. It was finally determined that the HOA would move forward on purchasing the DCC and the adjacent property if fair terms could be agreed upon by both the buyer and seller of the property. 

Three separate appraisals were conducted to determine a fair value for the property. The HOA determined after conducting it's due diligence that it would move forward with purchasing the DCC and the adjacent property. Much discussion has focused on the use of the adjacent land to include the new community pool. Even so, the HOA strives to hear the opinions from residents to determine the appropriate development and amenity should include. To do so, the HOA has expanded its Resident Advisory Committee to include more residents in Daybreak. They are conducting resident surveys in regards to this subject.

The HOA will update residents of their feedback as they move through this process. They hope to have the proposal for the 1/3 acre on the adjacent land settled by March 23, 2016. For more information visit Daybreak Community Association.
